Investing in an apartment also entails the legal obligation to use the services of a property manager for maintenance and management. Property management includes: management fees, insurance, advance payments, and annual reconciliation for water and sewage, operating costs for common areas – interior and exterior lighting, camera system, automatic gate at the entrance, and gardening services – summer and winter.
Trek Cafe s.r.o. offers future apartment owners the possibility of maximizing occupancy through a contractual agency. Upon purchasing the apartment, you as the future owner have the option to provide the property for rental management through the company.
Property
Management
will be secured through booking portals and online advertising, with an emphasis on maximizing returns for property owners. Occupancy of the properties by owners during the year remains unrestricted; it is at the owner's discretion whether they wish to maximize yield or use the property for personal needs. Owner usage dates do not need to be reported in advance; however, the owner must accept the current occupancy status and cleaning costs when using the apartment personally.
Revenue, after deducting VAT and local taxes, will be split at a ratio of 65% for the owner and 35% for Trek Cafe s.r.o., which will manage the rental of your property. The contract will be concluded for 1 year with the possibility of extension for another 2 years. The owner covers monthly electricity and property management costs. Trek Cafe s.r.o. covers cleaning costs, online reception operation, reservation system, marketing, and insurance from its 35% share. Settlement of stays via a transparent protocol will be provided within 10 days after the end of the calendar quarter.
